Tennis Hotels in Umbria: The Best Luxury Hotels with Tennis Courts (2026)

Umbria does tennis quietly. There are no seafront resorts with ten floodlit courts, no big academies. What you get instead is a single court behind a cypress hedge, a castle estate where a lesson can be arranged with a morning’s notice, and a landscape that makes even a scrappy second set feel like a holiday. This guide covers the upscale Umbrian hotels with their own court, what we could and could not verify, and the clay clubs where serious players can find a proper hit.

Umbria’s best country hotels are small, and May, June and September, the most comfortable tennis months, sell out early.

Every hotel below has a tennis court on its own grounds. Umbrian hotels rarely publish surface, lighting or coaching details, so where we could not confirm something, ask the hotel.

Hotel Castello di Reschio (Lisciano Niccone)

Reschio is a 1,000-year-old castle on a 1,500-hectare estate on the Umbria and Tuscany border, opened as a hotel in 2021. It is recognised in the MICHELIN Guide’s hotel selection and has 36 rooms and suites. For tennis it is the most complete offer we found in the region: two synthetic grass (Astroturf) courts with a tennis pavilion, coaches arranged on request, and an Inter-House Tennis Tournament each August. With only two courts, the hotel advises booking ahead. Floodlighting is not mentioned, so ask the hotel, and no padel is listed.

Off court there is a large heated pool with the Il Torrino bar, the Bathhouse spa in the old wine cellars with hammam, sauna and salt-water plunge pool, two gyms, stables, and restaurants including Alle Scuderie. The hotel closes roughly from mid-November to mid-March. Perugia airport is about 45 minutes away.

Best for: couples and families who want a sporty estate where tennis is part of daily life.

Charlotte’s tip: book your court when you book your room

Two courts shared by a full house is not much in August. Email the concierge with court times and a lesson request the moment the room is confirmed. Synthetic grass plays low and fast, so it rewards a flatter game than the clay usually played on holiday in Italy.

Borgo dei Conti Resort Relais & Châteaux (Montepetriolo, near Perugia)

A former aristocratic estate on a wooded 16-hectare hilltop about 40 minutes from Perugia airport, Borgo dei Conti opened in stages from summer 2024. It has one outdoor tennis court. Surface, floodlights and coaching are not published, so ask the hotel. One guest review on a booking platform called the court close to unusable, so check its current condition before you pack racquets.

The rest is polished: a 20-metre infinity pool, a Nescens spa, Cedri restaurant in the former orangery and a casual Osteria by the pool. Our research turned up contradictory information on size: a 2024 Financial Times review describes 30 suites and 10 rooms, while a luxury booking partner lists 50 rooms and 8 suites. It was not clear to us which applies, so confirm with the hotel if you are booking for a group.

Best for: design-minded couples who want a calm base for Perugia, Assisi and Orvieto.

Relais Villa Monte Solare Wellness & Spa (Panicale, near Lake Trasimeno)

This 17th-century villa sits in olive groves above Tavernelle di Panicale, south of Lake Trasimeno. It is listed as a Small Luxury Hotels of the World member and has an outdoor tennis court. Surface, lighting and coaching: ask the hotel.

There are two outdoor pools (May to October), an indoor pool, and a spa in the old Limonaia with sauna, Turkish bath and hydrotherapy; guests under 16 are not admitted to the spa. Dolium restaurant serves Umbrian and Tuscan cooking in the garden.

Best for: combining tennis with Lake Trasimeno and southern Tuscany. Our guide to Montepulciano covers the nearest wine town across the border.

Borgobrufa Spa Resort Adults Only (Brufa, Torgiano)

In the hamlet of Brufa between Perugia and Torgiano, Borgobrufa is a five-star spa resort with tennis listed by several sources; one review notes that court and mountain bike use is free for guests. Number of courts, surface and floodlighting: ask the hotel.

The spa is the main event, with an indoor pool, two outdoor pools, sauna and hammam, plus a restaurant and bar. On children, our research turned up contradictory information: booking platforms list the hotel as adults only, while an older review site says children are allowed. It was not clear to us which applies, so confirm the age policy with the hotel before you book.

Best for: couples who want spa days with a set of tennis in between. For Torgiano’s wine side, see our Borgo Tre Vaselle review (that hotel has no court).

Roccafiore Wine Resort & Spa (Todi)

Roccafiore is a small wine estate hotel in the hills outside Todi, with 11 rooms and 2 suites across three buildings. A tennis court is on site, and a tour operator lists tennis lessons. One booking site says court use carries a fee, so check the price and the surface with the hotel.

The outdoor pool sits among gardens and vines, the spa has an indoor pool, whirlpool and steam rooms, and the restaurant cooks seasonal Umbrian food. Winter opening: ask the hotel.

Best for: wine lovers who want a relaxed hit before a long lunch.

Relais Todini (Todi)

A historic residence (residenza d’epoca) in the countryside near Todi, Relais Todini has 12 rooms and suites and a restaurant in a medieval hall with valley views. A tennis court and tennis equipment are listed; surface and lighting: ask the hotel.

There is a seasonal outdoor pool and a spa with an outdoor hot tub and Turkish bath. It feels more like a private country house than Roccafiore.

Best for: couples who want a historic house with very few other guests.

Valle di Assisi Hotel & Spa (Assisi)

This four-star resort lies in the valley below Assisi. It lacks the finish of Reschio or Borgo dei Conti, but it solves a practical problem: tennis near Assisi with space for a family. The tennis court appears across sources. Our research turned up contradictory information on the rest: a family travel site lists padel, football pitches and an on-site golf practice range, while a booking platform lists no padel and the golf as off site. It was not clear to us which applies, so confirm with the hotel if padel or golf matter to you.

The spa covers around 900 square metres, with family sessions at set times, and there is a seasonal outdoor pool.

Best for: families visiting Assisi and Spello on a lower budget than the boutique estates.

Where else to play: tennis clubs in Umbria

Tennis net detail

Umbria’s club tennis is played mainly on clay. Rules for non-members are not published, so ask your hotel to call ahead.

  • Perugia: the Tennis Club Perugia hosts the Internazionali di Tennis Città di Perugia, an ATP Challenger played on clay in early June (1 to 7 June in 2026). If your dates line up, the qualifying rounds make a lovely morning out.
  • Todi: the Tennis Club Todi 1971 has red clay courts and has hosted an ATP Challenger in mid-August. It is the natural back-up for guests at Roccafiore or Relais Todini.
  • Padel: there is a padel centre on the edge of Assisi; for Spoleto and Orvieto, ask your concierge about local clubs.

If you are crossing into Tuscany, our guide to tennis hotels in Tuscany covers the estates just across the border. For a city break, pair Umbria with tennis hotels in Rome.

When to play tennis in Umbria

Umbrian hill town
  • April and May: green and quiet, with cool mornings and the odd shower.
  • June: the sweet spot, with long evenings and the Perugia Challenger.
  • July and August: inland heat can approach 40°C. Play before 9am or after 6pm.
  • September and October: my favourite months, with the grape harvest and softer light.
  • November to March: Reschio closes and outdoor pools shut; check opening dates with smaller hotels.

Charlotte’s tip: play in Umbria, eat in Tuscany

From Villa Monte Solare or Reschio, play early, then drive into Tuscany for lunch. Our guide to the best vineyard hotels in Italy includes Umbria, and the Val d’Orcia road trip is an easy add-on.

Hotels we looked at but did not include

Hotel Brufani in Perugia and Palazzo Seneca in Norcia are fine town hotels, but neither lists a tennis court. We found no tennis at Torre di Moravola near Umbertide. Castello di Petroia near Gubbio appears with a court on one older review site, but current listings mention only a pool, so we could not confirm it. We also could not confirm that Castello di Casigliano near Acquasparta operates as a hotel.

Looking further afield? Our regional guides cover Lake Garda, Lake Como, South Tyrol, the Amalfi Coast and Sorrento, Puglia, Sardinia and Sicily.

Frequently Asked Questions

Which hotel in Umbria is best for tennis?

Hotel Castello di Reschio. It has two synthetic grass courts with a pavilion, coaches on request and an annual guest tournament in August.

Are there tennis hotels in Umbria with clay courts?

None of the hotels in this guide publishes a clay surface. Reschio’s courts are synthetic grass, and for the others you should ask the hotel. If you want clay, book a court at the Tennis Club Perugia or the Tennis Club Todi 1971 through your concierge.

Do Umbrian tennis hotels have padel?

Rarely. Of the hotels here, only Valle di Assisi has been listed with padel, and sources disagree on whether it is on site. Ask the hotel.

Do I need a car for a tennis holiday in Umbria?

Yes. Every hotel here is in the countryside, and Perugia airport is the closest for most. Our Italy travel planner covers car hire and transfers.
